Walters welcomes first residents to award-winning Cornerstone at Hainesport

Walters, the award-winning developer known for high-standard sustainable housing, officially reached a major milestone Thursday as the first residents began moving into Cornerstone at Hainesport. The 72-unit premium income-restricted community, located along Creek Road in Burlington County, represents a significant addition to the region’s affordable housing inventory.

While the community is already welcoming its first families, the developer expects the entire six-building complex to be fully completed by the spring of 2026.

Cornerstone at Hainesport is built to meet rigorous environmental standards, seeking both LEED® and ENERGY STAR® certifications. This focus on green building ensures that residents benefit from lower utility costs and a healthier living environment.

“We’re building a community that balances affordability and sustainability with quality of life,” Joseph Del Duca, partner and director of affordable housing for Walters said. “Our goal is to create a place where families can enjoy a safe environment with numerous amenities and support services.”

The development offers a mix of one-, two-, and three-bedroom apartments designed with open floor plans and upgraded interior finishes.

Resident amenities include:

  • Wellness & recreation: A state-of-the-art fitness center, basketball court, and playground (tot lot).
  • Community hub: A clubhouse featuring computer workstations and social spaces.
  • In-unit convenience: Every apartment is equipped with its own washer and dryer.
  • Supportive services: A staffed social service coordinator is available upon request to assist residents with various needs.

Eligibility requirements: To ensure the housing reaches those who need it most, the community is open to individuals and families earning 60 percent or less of the area’s median income (AMI). Rental rates are scaled based on total household income and the number of bedrooms.

Situated near the Mount Laurel border, the community offers a blend of small-town charm and regional accessibility. Hainesport is celebrated for its active civic organizations and seasonal festivals, providing a vibrant backdrop for new residents.

  • Connectivity: Immediate access to Route 38, Route 541, and I-295 allows for a seamless commute to Philadelphia and other major South Jersey employment hubs.
