NAI DiLeo-Bram & Co. announced Friday it successfully completed four significant lease transactions totaling 20,000 square feet across two premier Edison office hubs.
The deal flow, led by Executive Vice President Robert Dinner, highlights a distinct “flight-to-quality” as technology and professional services firms double down on well-connected suburban campuses.
The activity centered on two of the submarket’s most stable assets: Edison Office Plaza and Metroplex Corporate Center.

A common thread in these transactions is the commitment from established technology companies. At the Metroplex Corporate Center—a 265,000-square-foot campus—both Iris Software and TriGyn Technologies opted to remain in place, citing the park’s proximity to I-287, the NJ Turnpike, and onsite amenities like newly renovated common areas.
Meanwhile, IPower USA, Inc. joined the tenant roster at 515 Plainfield Avenue (Edison Office Plaza), seeking a strategic base to serve its regional client list.
Despite broader regional vacancies, Dinner notes that hyper-local positioning is the key to maintaining high occupancy.

The Edison submarket continues to benefit from its “middle-of-it-all” geography, offering easy access to the Garden State Parkway and U.S. Route 1, alongside a highly skilled local workforce.
