The next generation of Rutgers University cheerleaders has a new home to practice their stunts and tumbles. Sheldon Gross Realty on Thursday announced today the successful leasing of a 6,668-square-foot space to the Junior Knights Spirit program.
The instructional program, which serves children ages 12 and under, will utilize the expansive “flex” space at 409 Joyce Kilmer Avenue as a dedicated cheerleader training facility.
The selected location is situated within a three-story building primarily composed of office suites, but the Junior Knights’ new unit features a warehouse-style layout. This open footprint is essential for safety and maneuverability during high-impact athletic training.
“If there’s such a thing as an ideal space for training cheerleaders, this may be it,” Joshua Glussky, assistant vice president at Sheldon Gross Realty said. “It provides a large, open footprint, ample on-site parking just outside the front entrance, and is convenient to the entire Middlesex and Somerset counties area.”
The transaction was a collaborative effort between several regional real estate players:
-
Jonathan Glick (Executive Vice President) and Joshua Glussky of Sheldon Gross Realty represented the building’s ownership.
-
Kroll Realty represented the Junior Knights Spirit program.
Glick has a long-standing history with the property, having represented the ownership in multiple previous transactions at the Joyce Kilmer Avenue site.
The move highlights a growing trend of “niche” athletic programs seeking out flex-industrial spaces that offer the ceiling height and square footage necessary for specialized training that traditional storefronts often lack.
