The transaction was arranged by Sheldon Gross Realty Executive Vice President Jonathan Glick and Assistant Vice President Joshua Glussky, who represented the tenant.
The property owner was represented by Eric Koons of Bussel Realty.
The leased site features a unique combination of a one-acre yard and a functional shop—a configuration that has become increasingly difficult to find in New Jersey’s competitive industrial landscape. As warehouse development continues to consume available land, sites that offer substantial outdoor storage paired with maintenance or shop structures are in short supply.
“From a real estate perspective, this property checks every box,” Glussky said. “You’ve got a nice size shop, a significant yard area, and a location that provides easy access to multiple markets. That’s a rare combination these days.”
Located in Mercer County near the Delaware River, the site offers the tenant—a portable restroom supplier—a strategic base for regional operations. The location provides seamless connectivity to:

- Southern New Jersey markets.
- Northern New Jersey distribution corridors.
Glick and Glussky are continuing to work with the tenant as the company seeks to further expand its operational footprint across the Garden State.
