Advance Realty launches 60-acre ‘Continuum’ innovation campus in Bridgewater

Seeking to redefine the landscape of New Jersey’s storied “Life Sciences Alley,” Advance Realty Investors has officially launched Continuum, a sprawling 60-acre innovation campus designed to integrate the entire lifecycle of research and manufacturing within a single ecosystem.

The project, located along U.S. Route 202/206 in Somerset County, is planned for up to 1.1 million square feet of purpose-built facilities. It arrives at a time when biopharmaceutical and advanced manufacturing firms are increasingly moving away from isolated labs in favor of “end-to-end” environments that house R&D, production, and logistics under one roof.

Continuum is not just a proposal; it is a “shovel-ready” development with an approved site plan and Phase I construction already underway. The campus is designed to include:

  • 830,000 square feet of dedicated life science facilities.
  • 250,000 square feet for advanced manufacturing and logistics.
  • 20,000 square feet of retail and amenity space, including a central pavilion for collaboration.

“Continuum reflects a fundamental shift in how R&D environments are conceived,” Peter Cocoziello, president and CEO of Advance Realty Investors said. “Rather than isolated facilities, today’s users require connected ecosystems… to enhance efficiency, accelerate timelines, and support collaboration at scale.”

The choice of Bridgewater is no coincidence. Somerset County currently boasts the highest concentration of specialized degree-holders in biopharma and medical devices in New Jersey. The state itself ranks first in the nation for the concentration of scientists and engineers, housing seven of the world’s top 10 pharmaceutical giants.

Continuum’s location provides tenants with a direct pipeline to talent from nearby institutions such as Princeton, Rutgers, Lehigh and Raritan Valley Community College.

“The campus offers occupiers the rare ability to design a state-of-the-art headquarters that supports R&D, production, and logistics on a single site,” added Dan Loughlin, vice chairman at JLL, which has been exclusively engaged to lead leasing.

Beyond the laboratory, the campus is designed for global logistics. With immediate access to Interstates 287 and 78, Continuum is positioned to move products efficiently to Newark Liberty International Airport and the Port of New York and New Jersey—the East Coast’s largest seaport.

To further attract high-caliber tenants, the project is supported by a long-term PILOT (Payment in Lieu of Taxes) agreement with the Township of Bridgewater. This agreement provides businesses with long-term operational certainty and a clear financial path toward occupancy.

Recognizing the needs of a globally interconnected workforce, the campus will offer more than just industrial space. Planned amenities include on-site dining, fast-casual eateries, shared workspaces, and conference facilities. The campus is also situated near Bridgewater’s top-rated schools and established hotel and childcare services, aiming to provide a high quality of life for the 15,000+ life science professionals already working in the immediate area.
