Real estate developer Fernmoor hosted an exclusive “first look” event to showcase construction progress at its newest residential development, Mi-Place® at Hillsborough. The corporate gathering marked the public introduction of the multifamily asset, positioned to inject new inventory into a highly sought-after Central New Jersey submarket that has seen very limited housing starts in recent years.
Situated directly across the street from the sprawling 2,700-acre Duke Farms nature preserve, the upcoming community will introduce 96 modern rental apartments to Somerset County. The residential mix will span one-, two-, and three-bedroom floor plans designed to capture demand from local professionals, families, and downsizers looking to remain in the Bridgewater-Princeton corridor.
During the preview event, guests gathered outside the community’s future clubhouse before embarking on a guided walking tour of the active job site. Fernmoor executives confirmed that framing and structural work across the residential blocks have officially reached the 50 percent completion mark.
With construction proceeding on schedule, the developer expects to wrap up all primary building phases by the end of the year. To capture late-summer market momentum, corporate leadership plans to launch official pre-leasing operations in mid-summer, tracking toward initial tenant move-ins by early fall.
The project is being financed in partnership with Amboy Bank, a prominent regional financial institution that frequently backs commercial and residential real estate initiatives throughout the state.
“Communities across Central New Jersey have a need for modern rental housing, but until recently development in this area has been limited,” Jeffrey Fernbach, CEO of Fernmoor said. “We believe this project fills an important demand while complementing the character of Hillsborough.”
Bob Beni, a Commercial Lender at Amboy Bank and a long-time Hillsborough resident, echoed the sentiment during the event. “I’m proud to help support a project that brings new opportunities to the community,” Beni noted, highlighting the personal and professional alignment of investing directly back into his home municipality.
Family-owned and operated, Fernmoor possesses a multi-decade track record of commercial and residential land development across the Mid-Atlantic region. The firm stated that specific asset amenities, rental pricing matrices, and digital floor plan assets will be officially unveiled to the public over the coming months as the pre-leasing window approaches.
