Larken Associates announced Tuesday that it secured a 2,270-square-foot lease with Samphin, LLC at the Hillsborough Business Center. The transaction, negotiated by Rob Marek, executive vice president of Larken Associates’ Commercial Division, officially brings the sprawling industrial complex to 100% occupancy.
Samphin is an e-commerce retailer and third-party logistics (3PL) provider that specializes in sourcing, bundling, and fulfilling products for major online marketplaces. Utilizing a streamlined logistics model, the company manages direct-to-consumer sales across multiple digital platforms. Demonstrating immediate growth, Samphin originally signed a 1,500-square-foot lease at the complex before rapidly expanding its footprint to its current 2,270-square-foot total.
“Samphin’s lease is a great example of the continued demand we’re seeing from e-commerce and distribution users for flexible industrial space in the Somerset County market,” Marek said. “Hillsborough Business Center offers the functionality and accessibility that businesses need to operate efficiently, and reaching full occupancy reflects the property’s strong appeal.”
The Hillsborough Business Center, located on Stryker Lane, is a massive 27-building, 596,315-square-foot flex industrial and warehouse asset situated on 100 acres.
The complex is engineered to support modern distribution and light manufacturing demands, with property features including:
- Structural Specifications: Tailboard and/or drive-in loading doors, heavy floor load capacities, and 18’-20’ clear ceiling heights.
- Safety & Utilities: Independent utilities and separate entrances for every tenant, alongside a full wet fire protection system featuring central station monitoring.
- On-Site Amenities: Abundant parking throughout the property, an on-site fitness center, and a dedicated self-storage facility.
The milestone highlights the enduring strength of New Jersey’s submarket logistics corridors, particularly for flexible flex spaces that cater to digital retail and third-party fulfillment operations. The Hillsborough asset benefits heavily from its regional positioning, situated just one block off Route 206. The location affords tenants rapid transit access to a network of critical distribution arteries, including Routes 1 and 202, as well as Interstates 78 and 287.
