Joint venture completes 80East: 90-unit luxury apartment building transforms long-vacant Morris County site

Downtown Dover’s ongoing revitalization has reached a major milestone with the completion of 80East, a brand-new six-story luxury apartment community developed through a joint venture between Crossroads Companies and CrownPoint Group Inc.

Located at the corner of East McFarlan and Passaic streets along the Rockaway River, the 90-unit development successfully transforms a long-vacant property into a vibrant residential anchor just steps from the town’s central business district.

Designed by Minno & Wasko Architects and Planners, 80East features a diverse mix of studio, one-bedroom, and two-bedroom apartment homes tailored to meet the region’s strong demand for high-end rental housing. As part of the project’s commitment to the local community, nine apartments have been designated as affordable housing for income-qualified residents and families.

Residents have access to roughly 10,000 square feet of indoor and outdoor amenity space, designed to foster community and modern convenience. Highlights include:

  • A scenic rooftop deck and landscaped courtyard
  • A dedicated dog run
  • A spacious resident lounge and modern fitness center
  • Private office workspaces
  • Covered parking spanning the building’s first two floors

“From the start, we recognized 80East as a premier opportunity to meet the region’s intense demand for high-quality housing just steps from the town’s business district,” said Anthony Vulpi, Crossroads Companies development partner. “Leasing velocity has been exceptional, and we are thrilled to welcome residents to a community that not only elevates local living options but injects fresh energy into downtown Dover’s ongoing resurgence.”

The successful delivery of 80East was driven by a strong team of New Jersey-based partners and financial institutions. Columbia Bank supplied construction financing, Circle Squared Alternative Investments provided equity financing, and L2i Construction served as the general contractor, with Crossroads Companies acting as project lead.

“Our collective goal, in collaboration with local officials and community leaders, was to develop 80East into a place that honors the fabric of Dover’s suburban community while introducing smart, modern living spaces,” said Michael Legacki, Vice President at CrownPoint Group.
