Highlighting the intense demand for mid-sized industrial spaces in Central New Jersey, an 18,000-square-foot industrial property at 12 Elkins Road has been sold for $4.5 million, according to an announcement by NAI DiLeo-Bram & Co. (NAIDB).
NAIDB Executive Vice President Marc Shein arranged the transaction, which carries a special historical connection: Shein originally sold the building to the seller, No Tilt Realty (doing business as Alpha Omega Amusements), 32 years ago.
Shein represented the seller and directly secured the buyer, Twelve Trinity LLC dba Hanna Mechanical Contractors, for the two-acre site. According to Shein, the property drew immediate attention upon hitting the market.
“We received six formal written offers within the first week of bringing it to market from a mix of users and investors,” Shein noted. “With very few industrial buildings in this size range currently available, interest remained strong right up until closing.”
The buyer, Hanna Mechanical Contractors, acquired the facility for its own operations. The company plans to occupy the building following minor cosmetic upgrades to the office area, allowing them to step into a functional space without extensive capital improvements.
“The level of activity we saw demonstrates the demand for functional, mid-sized industrial buildings that allow an owner-user to step in without extensive improvements,” Shein added.
The successful deal underscores a broader trend across Central New Jersey: robust, competitive interest from both owner-users and investors targeting well-located industrial properties amid tight regional inventory.
