Just eight months after acquisition, Legacy Real Estate Developers, in partnership with Commerce Park Investors, has completed the sale of 611 Union Boulevard in Totowa, to Noor Food Manufacturing.
The transaction spans 26,630 square feet of industrial and flex space. Howard Weinberg of JLL represented the seller, while Aron Fulop of Ridge Stone Realty Group represented the purchaser.
The partnership originally acquired the property in February 2026, implementing capital improvements and a strategic repositioning plan. Because the site sits within a hybrid commercial-industrial zone where Noor’s food manufacturing operations—including dry roasting, flavoring, coating, and private-label packaging—were not expressly permitted, the property required a total use variance.
Rather than shifting the burdensome zoning process to the buyer, Legacy and Commerce Park Investors took on the responsibility, securing the necessary municipal approvals and navigating the Board of Adjustment calendar on the purchaser’s behalf.
“This is a great example of what we mean when we talk about adding value,” Peter Feldman, president of Legacy Real Estate Developers said. “We didn’t simply buy a property, improve it and find a buyer. We took responsibility for solving an issue that could have stood between the buyer and its ability to use the building.”
“Improving the building was one part of it,” Roy Pascal, Principal at Commerce Park Investors added. “Understanding what the buyer needed, working through the municipal process and getting the property to the point where that business could actually operate there were equally important.”
For Noor Food Manufacturing, a family-operated B2B food services provider, the move from Clifton to Totowa provides an upgraded, purpose-configured facility to support its expanding production, dicing, and custom formulation operations.
The successful turnaround underscores Legacy’s core investment strategy: identifying underutilized Northern New Jersey commercial real estate, executing targeted physical improvements, and applying hands-on local market expertise to unlock long-term value.
