NAI DiLeo-Bram & Co. to market five-property commercial portfolio in North Brunswick

NAI DiLeo-Bram & Co. (NAIDB) was appointed as exclusive broker for a five-property commercial real estate portfolio in North Brunswick’s central business district. The portfolio, consisting of five adjacent properties on Livingston Avenue, totals over 7,000 square feet and is being marketed for sale as a single package or individual properties.

The listing is being led by NAI DiLeo-Bram Vice President Jennifer Harrison and Associate Vice President Robert DiLeo. Harrison described the properties as a “truly unique and flexible opportunity” for investors interested in North Brunswick’s growing commercial corridor. The properties are zoned C-1 and are ready for immediate occupancy, with proximity to major transit and educational centers.

The portfolio offers a diverse mix of assets. The largest property, a 2,547-square-foot office building at 854 Livingston Ave., is being sold with an adjacent vacant lot. This property is well-suited for educational users or a veterinary practice. Two other buildings, located at 828 and 832 Livingston Ave., are pre-approved for residential sober-living use, presenting a turnkey option for supportive housing operators or other healthcare providers. The portfolio is completed by a 2,000-square-foot, two-story professional office building at 846 Livingston Ave., which includes 12 on-site parking spaces and a heated garage.

DiLeo noted that the combination of income-producing assets and development potential is rare for this submarket, making it appealing to a wide range of investors. He highlighted the high demand for medical office space and specialized facilities in the area, positioning the portfolio as a strategic opportunity within the “Brunswicks” commercial crossroads.
