The Connell Company announced Thursday that Boschetto, the Montclair-based dining destination, has signed a lease to open its second location within The District at The Park.
Scheduled to open this fall, the upscale Italian eatery will bring its signature “fine fast-casual” concept to the 185-acre mixed-use campus, further diversifying the destination’s growing retail and culinary landscape.
Founded by New Jersey and New York natives Robert Spina, Ryan Held and Chef Joseph Sergentakis, Boschetto has earned a reputation for blending high-quality regional Italian cuisine with a sleek, modern counter-service setting.
The new Berkeley Heights location will span approximately 3,600 square feet with a capacity for 100 guests—nearly doubling the size of its original Montclair flagship. The menu will continue to emphasize simplicity and integrity, featuring regional classics and unique dishes where high-quality ingredients take center stage.
“We looked at many sites before deciding to put a Boschetto here,” Spina said. “Nothing compares to the uniqueness of this location. The attention to detail and hospitality-forward DNA is evident in every aspect of this development.”
The addition of Boschetto is a key milestone in the $500 million redevelopment of The Park (formerly the Connell Corporate Park). The project is transforming a traditional office complex into a vibrant, walkable “destination neighborhood.”
The District at The Park, a 60-acre downtown hub, serves as the heart of this vision, featuring 160,000 square feet of curated retail, dining, and entertainment space.

Boschetto joins a flurry of new retail activity at The Park. Starting in August, a wave of new tenants is expected to begin operations, including:
- Dining & Drinks: Emberside Brewery, Rosa Azul, Doner Shack, Four Spoons Ice Cream Company, and MODO Hi-Fi Listening Bar.
- Wellness & Services: Dogtopia, Prime IV Hydration & Wellness, and Greatness Wins.
These new arrivals will join established campus fixtures such as Embassy Suites, Life Time Fitness, Starbucks, and the Grain & Cane restaurant.
The campus also features 1.5 million square feet of “work resort” office space—which is currently 97 percent occupied—alongside the co-working membership club, Round Table Studios.
