The Northeast Science and Technology (NEST) Center, a prominent life science and technology campus in Kenilworth, is set to undergo a major transformation with the kickoff of a multi-million-dollar renovation focused on enhancing its communal and amenity spaces.
The joint venture partnership that owns the campus—comprised of Onyx Equities, Machine Investment Group (MIG), and Pivot Real Estate Partners—announced today the start of a project that will renovate and create over 75,000 square feet of central amenity and common space.
The upgrades will primarily focus on the 1.2 million-square-foot 15 NEST building, aiming to establish a collaborative, cutting-edge campus ecosystem for both current and future tenants, which already include the New Jersey Institute of Technology, Revlon and CoreWeave.
“NEST was envisioned as a place where world-class science, technology and innovation converge,” Matthew Flath, senior vice president of asset management at Onyx Equities said. “With these renovations, we’re setting the stage for an environment that will spark connection, collaboration, and discovery for years to come.”
The renovation effort is designed to modernize spaces that were previously occupied by Merck under a post-sale agreement, which concluded in September. While the existing R&D labs and biomanufacturing spaces remain advanced, the new design will ensure the entire facility reflects the same world-class standards.
The renovation of existing areas will transform the facility into a modern, first-class life sciences building. Planned enhancements include:

Addition of new amenities including tenant lounges, private dining facilities, a high-end coffee bar, and a spa-like mother’s suite.

Unique additions such as outdoor glass dome conference rooms intended to foster collaboration.
The renovation will be completed in two phases. Phase one, focusing on the central lobby and auditorium, is expected to be finished by mid-2026. Phase two, covering the remaining shared spaces in the building, is slated for completion by the end of 2026.
