Crunch Fitness headlines 40K-SF lease surge at The Shops at Brick

JLL announced on Tuesday that it has successfully secured three new leases totaling 40,799 square feet at The Shops at Brick. The leasing milestone comes on the heels of a major property refresh by its ownership group, TFE Properties, which is working to reposition the retail center into a modern neighborhood destination.

Located at 131-191 Van Zile Road at the high-traffic intersection of Route 70, the shopping center’s newest additions are anchored by a major fitness brand, an essential health care provider, and a family entertainment concept.

The major leasing activity is highlighted by three distinct transactions aimed at driving daily community traffic:

  • Crunch Fitness (25,000 SF): Franchisee Primetime Fitness has signed an anchor lease to bring its rapidly growing fitness brand to the center. The location will showcase the “Crunch 3.0” design layout, blending modern design with upgraded workout functionality. Brian Von Schmid of Ripco Real Estate represented the tenant.
  • Health Village Imaging (7,799 SF): Part of the Hackensack Meridian Health system, this comprehensive medical office and radiology center will bring critical local healthcare access to the retail hub. Stephen Hanscom and Carolyn Sica of CBRE represented the health system.
  • Bubble Island (8,000 SF): A fast-growing indoor children’s entertainment venue, Bubble Island will introduce a vibrant, family-oriented recreational component to the plaza. EXP Realty negotiated on behalf of the tenant.

A JLL retail leasing team consisting of Alana Friedman, Craig Parcells, and David Townes serves as the exclusive leasing agent for the property and represented TFE Properties in all three transactions.

East Windsor-based TFE Properties acquired the retail plaza in the spring of 2025 and immediately initiated capital improvements. Exterior renovations have upgraded the complex’s curb appeal, adding fresh signage and a more welcoming entryway to elevate the overall arrival experience.

“When we acquired The Shops at Brick, our vision was to create a modern neighborhood destination that reflects how people shop, work out and spend time with their families today,” Carey Tajfel, principal of TFE Properties said. “Refreshing the property’s appearance was an important first step, but the real opportunity lies in assembling a thoughtful mix of retailers and service providers that complement one another.”

JLL’s Alana Friedman noted that combining fitness, medicine, and children’s recreation creates a powerful economic multiplier for the existing plaza businesses. “Together they create a destination that serves the daily needs of the community while strengthening the performance of the entire property,” Friedman said.
