Resource Realty of Northern New Jersey has arranged the sale of a standalone
industrial building at 36 Pine Street in Rockaway. The deal was brokered by firm
principals Greg Sabato and Scott Peck, who represented the buyer, Commerce Park
Investors.
The building totals 53,252 square feet of industrial space and includes two tailboard
exterior dock doors and one drive-in bay. It is equipped with a 2,500-amp, 440-volt
electrical system.

significant power infrastructure wrapped in a highly functional industrial footprint,” Sabato said. “Heavy power of this caliber — 2,500 amps — coupled with dedicated loading capabilities is an increasingly rare commodity in the northern New Jersey market. The property sits off the Interstate 80 corridor in Rockaway, a Morris County submarket
that has grown as a logistics and manufacturing hub. The location provides access to
Interstate 287, U.S. Route 46 and Route 10, connecting tenants to freight networks
across the tri-state area, New York City and regional ports.
