Zimmel Associates has completed five new leases totaling 21,110 square feet at 900 on 9, located at 900 Route 9 North in Woodbridge.
Jordan Zimmel, vice president of Zimmel and the exclusive leasing broker for the property, arranged the transactions on behalf of TrueStone, the building’s owner.
The completed leases include:
- A 3,500-square-foot lease with an engineering firm for five years
- A 1,607-square-foot lease with a staffing company for two and a half years
- An 8,456-square-foot lease with a medical staffing company for two years
- A 3,861-square-foot lease with a telecommunications company for five years
- A 3,686-square-foot lease with a medical tenant for ten years
TrueStone acquired 900 on 9 about two years ago. Over the past year, it has upgraded the building’s shared spaces, infrastructure and amenities to keep and attract tenants.
Improvements include a new HVAC system and boilers; a tenant lounge and grab-and-go café; a repaved parking lot; new exterior building signage; modernized elevators with LED screens; new electronic tenant directories; updated LED lighting; and new lobby furniture.

Zimmel has three additional lease transactions currently in progress at the property. Remaining leasing opportunities include approximately 11,000 square feet on the second floor, 5,900 square feet on the fourth floor and 9,000 square feet on the sixth floor.
