Hightstown-based ‘My Green Condo’ secures U.S. Patent for blockchain-backed community management

My Green Condo Inc. (MGC), a Hightstown-based technology innovator founded by former Wall Street bankers, has reached a major legal and technological milestone. The company recently announced that it has secured U.S. Patent #12,443,952 for its MGCOne platform, a move that could fundamentally change how homeowner associations (HOAs) and condos across the Garden State manage their data.

The patent recognizes MGCOne’s unique blockchain-powered architecture, which shifts the “digital ownership” of a community from third-party management firms back to the associations and homeowners themselves.

For many of New Jersey’s thousands of community associations, changing management companies often triggers an operational “Continuity Crisis.” Historically, when an association switches firms, they often lose access to their digital history, financial ledgers, and maintenance records because that data lives on the management company’s proprietary software.

MGCOne solves this by utilizing blockchain as an immutable “System of Record.” Under this model, the association owns the technology ecosystem, and management companies “plug in” to provide services. If the board decides to hire a new management firm, the data remains with the association, ensuring a seamless transition without the need to migrate systems.

The patent underscores a shift toward what MGC calls “Digital Sovereignty” for residents. By centralizing operations around the association rather than the service provider, the platform aims to provide stability in an industry often characterized by high turnover.

“Securing this patent for MGCOne confirms that our association-centric model, powered by blockchain and AI, is the future,” Joanne Gambino-Borrell, director of operations at My Green Condo Inc. said. “Technology should serve the ultimate customer—the association—and not just the service provider. Our patent ensures that a community’s digital assets and history are protected, portable, and permanently theirs.”

The MGCOne platform offers a specialized interface for every stakeholder in the community ecosystem:

  • For Board Members: Transitions are simplified through 16 different portals, allowing various vendors (landscapers, lawyers, accountants) to access the association-owned system.
  • For Homeowners: Provides a consistent, stable experience. Owners do not have to learn a new app or portal every time a management contract is re-bid.
  • For Tenants: A dedicated portal integrates tenants into the community ecosystem, improving communication and service delivery.

Drawing inspiration from modern digital marketplaces, MGCOne functions as a centralized hub. The company argues that traditional “Legacy SaaS” applications are becoming obsolete because they trap associations in silos.

Based in Hightstown, My Green Condo Inc. has positioned itself as a disruptor in the property technology (PropTech) space. The firm was founded by individuals who served on association boards themselves, giving them a first-hand look at the frustrations caused by data loss and lack of transparency.
