New Jersey housing market booming in select submarkets

New Jersey continues to distinguish itself as one of the most desirable places to live in America because it delivers on the factors that matter most to families: exceptional schools, safety, economic opportunity, and quality of life.

With New Jersey recently leading the nation in home price growth, limited inventory, and sustained demand from buyers connected to New York’s finance, tech, biotech, and pharmaceutical sectors are pushing interest into these next-wave markets.

Buyers are increasingly looking beyond Jersey City and Hoboken to emerging markets such as the Gold Coast, Red Bank, Asbury Park, Morristown, and parts of Monmouth County.

“In New Jersey, you can be at a beach in the ocean, hiking a mountain, boating in a lake, in midtown Manhattan, or flying anywhere in the world all in one day if you really wanted to. It’s incredibly hard to do that anywhere else,” Lisa Troyano, a real estate broker at Hoboken-based Engel & Volkers Hoboken, said.

Recent national rankings placed New Jersey as the No. 1 state for education. The state also ranks among the safest in the nation and consistently reports one of the highest median household incomes in the U.S.

In addition, New Jersey ranks among the top states for child well-being, reflecting strong outcomes in education, health, and family stability.

“While affordability remains a challenge, many residents view the investment as worthwhile given the state’s unparalleled, highly rated communities and long-term property value appreciation,” Troyano said.

“Culturally, cities like Asbury Park for music and world-class dining, and Hoboken for its pub scene and proximity to NYC, are seeing tremendous demand.”
