BLDG Management, a New York-based real estate investment and development firm, on Thursday announced a proposal for a major multifamily rental property at 100 Bay Street in Jersey City. The ambitious development is set to deliver approximately 1,300 new rental units, with a significant 20% designated as affordable housing to address the region’s growing housing demand.
The project, designed by architects Pelli Clarke & Partners, will feature a single residential building composed of a 90-story tower and a 40-story tower, both connected by a striking 40th-floor sky bridge atop a podium base. The design is intended to contribute world-class architecture to the Jersey City skyline while incorporating the artistic legacy of the surrounding Powerhouse Arts District. The iconic structure’s height—with the taller tower reaching 1,055 feet—will make it the fourth tallest residential tower in the greater New York City metro area and the United States.

Community and transit integration
The development is categorized as a Transit Oriented Development (TOD), strategically located near multiple public transportation options, including three PATH stations, a Ferry station, and two Light Rail stations.
To mitigate traffic concerns, the approximately 1.6-million-square-foot development includes a significant porte cochere/covered drive-up entrance within the property footprint to move vehicle traffic off the street, along with a below-grade loading dock and abundant parking for residents and retail customers.
In addition to housing, the new building will offer:
- A variety of unit types, catering to both single individuals and families.
- Abundant recreational space for both tenants and the wider community.
- Approximately 29,000 square feet of indoor and outdoor ground-level retail space.
The project is also expected to create hundreds of construction, building operations, and retail jobs and generate substantial property tax income for Jersey City.
