Woodmont Industrial Partners and Joseph Jingoli & Son, Inc. have officially delivered their newest Class A industrial asset at 111 Main St., coinciding with a major 96,000-square-foot lease execution with Wingtat Cargo.
The five-year agreement for the logistics provider covers more than 60% of the 152,100-square-foot facility. Located within South Amboy’s Broadway/Main Street redevelopment zone, the project marks a significant step in the city’s ongoing transformation from industrial brownfields into a modern logistics and residential hub.
The facility at 111 Main Street was engineered to meet the stringent demands of high velocity 3PL (third-party logistics) firms like Wingtat Cargo. By securing a tenant at the time of delivery, Woodmont has validated the continued “flight to quality” seen in the New Jersey industrial market throughout 2025 and early 2026.

The completion of 111 Main Street is a “win-win” for the local community and the developers. South Amboy Mayor Fred Henry lauded the project for bringing new economic activity to a site that was once underutilized.
“Woodmont and Jingoli have delivered a thoughtfully designed industrial facility that brings new economic activity and opportunity to our community,” Henry said.
With a portfolio exceeding 7.2 million square feet, Woodmont continues to be a dominant force in the Northeast’s logistics corridor. The lease with Wingtat Cargo was facilitated by JLL representing the landlords and Cushman & Wakefield representing the tenant.
