Morris County industrial market surges as I-80 connectivity drives triple-lease success

The industrial corridor along Interstate 80 continues to prove its status as a premier logistics hub, with Resource Realty of Northern New Jersey (RRNNJ) announcing the completion of three significant leasing transactions in Randolph and Flanders.

Totaling 15,496 square feet, the trio of deals underscores a sustained appetite for strategically positioned assets in the Morris County submarket, where access to the Garden State’s major transportation arteries remains the primary driver of tenant demand.

The success of these properties is rooted in their proximity to a dense network of highways, including Interstates 80 and 287, as well as Routes 10, 46, 202, and 206.

“That level of connectivity is why we continue to see steady demand for industrial space along this corridor,” Brian Wilson, Principal at RRNNJ said. Wilson, along with fellow Principals Tom Consiglio and Scott Peck, represented the landlords in all three transactions.

In the largest of the deals, Wilson and Consiglio secured a tenant for 7,800 square feet at Commerce Park Commons (273 Franklin Rd.). The team worked alongside Christie’s International Real Estate, which represented the tenant in the transaction.

Further west in Flanders, Wilson and Peck closed a 5,146-square-foot lease at 1 Gold Mine Rd. for the new tenant, Almetek Industries, Inc. This property is highly sought after for its 18-foot clear heights and immediate proximity to the ITC Crossing South shopping center and the I-80 interchange.

“Today’s industrial tenant demands a premium product in a premium location,” Consiglio said. “These locations offer the kind of connectivity that already commands a premium, which means tenants continue to compete for properties with modern amenities.”

These transactions reinforce Morris County’s evolving role in the regional supply chain. As larger “big-box” industrial sites become increasingly scarce in the state’s core, well-maintained flex and light industrial spaces in Randolph and Flanders are providing essential “last-mile” and service-trade capabilities for Northern New Jersey.
