In a move that reinforces the strength of Central Jersey’s industrial corridor, NAI DiLeo-Bram & Co. (NAIDB) has successfully brokered the sale of a prime industrial property at 85 Commerce Drive in Somerset.
The 20,269-square-foot facility was sold by PepsiCo, Inc. / Frito Lay to Approved Fire Protection, a multi-generational family business with a 90-year legacy of regional service. The transaction was led by NAIDB Vice Presidents Kyle Gerace and Chris Chiusolo, along with Associate Sweemit Goswami.
The facility is situated on a three-acre lot and is purpose-built for regional distribution. Key physical attributes include:
- Clearance: 19-foot clear ceilings suitable for high-density storage.
- Loading: Robust capacity designed for heavy service and distribution cycles.
- Parking: Ample on-site space to accommodate the buyer’s growing fleet.
For Approved Fire Protection, the acquisition is less about square footage and more about strategic geography. The Somerset location sits within two miles of I-287 and U.S. Route 1, offering a “bullseye” location for servicing Middlesex, Morris and Somerset counties.
“This level of connectivity provides the supportive infrastructure critical to a multi-generational family business that is continuing to grow,” Kyle Gerace, vice president at NAIDB said. “We were able to secure a property that offers unparalleled access to key regional arteries, including the New Jersey Turnpike, I-78, and the Goethals Bridge.”
Approved Fire Protection operates a vast service network that extends across the Garden State and into New York, Connecticut, and Pennsylvania—reaching as far west as Pittsburgh. This new hub allows the company to maintain its presence in an established industrial market while streamlining its response times to customers along the Delaware River and Eastern Pennsylvania.
Chris Chiusolo, vice president at NAIDB, noted that the site “supports the company’s continued growth while keeping them well connected to the communities they serve.”
