Three prominent tenants have recently renewed their leases at 80 Main Street, a premier five-story office building in downtown West Orange. The transactions include a significant footprint expansion by a long-term nonprofit tenant, signaling continued stability for the local professional office market.
The property owner was represented in all three transactions by Eric Weston, Vice President at Sheldon Gross Realty. Notably, Sheldon Gross Realty has itself been a tenant of the building for more than 30 years.
The Mental Health Association of Morris and Essex, a tenant since 2019, has renewed its commitment to the building and now occupies approximately 12,000 square feet. This move marks the latest in a series of expansions for the organization within the property.
In addition to the non-profit’s expansion, two legal practices have solidified their long-term presence at the site:
- Greenberg and Minasian: The law firm renewed its lease for 3,833 square feet.
- Richard Greifinger: The attorney maintained his professional office, encompassing 1,988 square feet.
The five-story structure at 80 Main Street recently underwent a comprehensive renovation of its main lobby in 2025, modernizing the professional environment for its diverse tenant roster.
“These lease renewals reflect two things—the property’s ongoing appeal and the stability of its tenant base,” Weston said. “It’s particularly gratifying to see tenants like the Mental Health Association steadily expanding the amount of space they occupy within the property.”
Located just off Route 280 and minutes from the Garden State Parkway and Route 80, the building offers a 20-minute commute to Newark Liberty International Airport. Its diverse tenant mix includes:
- Health care and mental health professionals
- Legal and accounting firms
- Commercial real estate and recruiting agencies
- Nonprofits, construction contractors, and banking institutions
