Sheldon Gross Realty brokers $1.3M sale of flex property on Route 35 in Neptune

A 6,015-square-foot commercial flex property in Neptune Township has been sold for $1.3 million, highlighting the ongoing demand for highly adaptable industrial and service hubs along Monmouth County’s prime transit corridors.

The transaction was navigated by Sheldon Gross Realty, with Executive Vice President Jonathan Glick and Senior Vice President Jon Gross managing the deal. Jon Gross represented the property seller in the agreement.

Located at 222 Route 35, the single-story building sits on a 0.61-acre parcel. The property features a highly flexible layout that blends dedicated corporate office spaces with an expansive open floor plan. Engineered to support modern light industrial and logistical needs, the building is equipped with a drive-in loading bay, 10.5-foot interior ceilings, and a secure, fenced-in exterior lot optimized for outdoor storage or fleet parking.

The site’s structural versatility, combined with its high-visibility location, generated strong buyer interest. The property is well-positioned to support a variety of commercial uses, including small-scale distribution, technical services, or specialized contracting operations.

“The building’s strategic location and versatility made this a very attractive opportunity,” said Jon Gross following the closing. “You can do a lot of things with an office, open space, and drive-in loading capability. Plus, proximity to the Garden State Parkway and Route 35 make this property extremely accessible.”
