The Greyson, a 29-story luxury rental tower, has officially welcomed its first residents, marking the beginning of occupancy at 25 Cottage Street in Jersey City’s historic Journal Square.

Developed by Nasser Freres, the project introduces 622 residences to the neighborhood, ranging from studios to three-bedroom layouts. The building’s design, led by Handel Architects, features a distinctive serrated-edge glass façade that maximizes natural light and provides residents with expansive views of the Manhattan skyline and the waterfront.

The arrival of The Greyson highlights the rapid transformation of Journal Square, which has seen significant investment in new residential, retail, and cultural infrastructure.

“Welcoming our first residents is an exciting moment for The Greyson,” Michael Sokoloff, a partner at Nasser Freres said. “The building is starting to take on a new energy as residents move in and begin experiencing the lifestyle at The Greyson firsthand.”

For residents like Anna Pappas, who recently relocated back to the New York metropolitan area, the development’s combination of new construction and transit accessibility was the primary draw. “The Greyson has provided all the ingredients I wanted—a new construction building, spectacular views of New York City, and easy access to PATH trains into Manhattan,” she noted.

The Greyson offers a comprehensive amenity package spread across multiple floors, designed to cater to modern remote-work needs and wellness-focused living:

  • Rooftop Features: The 29th-floor Sky Deck features landscaped terraces and what is currently the highest swimming pool in Jersey City.
  • Wellness & Social Spaces: Residents have access to a spa with steam and sauna rooms, a state-of-the-art fitness and yoga studio, a speakeasy, a bowling alley, and a pet spa.
  • Work & Creativity: The building includes dedicated co-working areas, a content creation space, and an on-site art studio and gallery featuring rotating works from local artists.

The development is positioned on Homestead Place, a new pedestrian-only plaza that connects the building directly to the Journal Square PATH station, offering a car-free commute to Manhattan and major regional centers.

Residences at The Greyson start in the $2,800s. The development is currently offering limited-time Grand Opening incentives, including up to two months of free rent. The building is managed by Greystar.
