Metz Industrial Group facilitates rapid 117,875-SF sublease in South Plainfield

In a transaction highlighting the continued vitality of the Central New Jersey industrial market, the Metz Industrial Group (MIG) of Bussel Realty Corp. (BRC) on Monday announced the successful sublease of 117,875 square feet of warehouse space at 303 Helen Street in South Plainfield.

The deal, which was finalized in less than 30 days after MIG was retained to market the property, brings HABR Brokerage Inc. into the strategically positioned facility. The site will serve as a new hub for HABR’s logistics operations, supporting the company’s growth in customized storage, kitting, assembly, and supply chain solutions for clients across the Northeast corridor.

The facility at 303 Helen Street is positioned to provide seamless connectivity to major regional transit arteries. Situated on 13 acres, the site offers proximity to I-287, the New Jersey Turnpike, and key routes including 1, 9, 35, and 440. The location also provides essential access to the Outerbridge Crossing into Staten Island and Brooklyn, Newark Liberty International Airport, and the Port Newark/Elizabeth terminals.

“This transaction underscores the continued strength of the South Plainfield industrial market, where well-located, high-clear distribution space remains in strong demand,” Jordan Metz, principal of the Metz Industrial Group of BRC said. “We were pleased to complete this sublease assignment in under 30 days and deliver a successful result for our client.”

The industrial site is equipped to handle high-volume logistics and distribution needs, featuring:

  • Clear Ceiling Heights: 36 feet
  • Loading: 15 tailboards and one drive-in door
  • Utility: 800 amps of electric service and ESFR sprinklers
  • Office/Parking: 3,000 square feet of office space and 97 surface parking spaces

The sublandlord, CNC Associates NY Inc.—an affiliate of the South Plainfield-based CNC Cabinetry—was represented by Jordan Metz, Benito Abbate, and James Friel of the Metz Industrial Group of BRC. The subtenant, HABR Brokerage Inc., was represented by Lee & Associates.

This rapid turnaround reflects the ongoing demand for modern, functional industrial space within New Jersey’s logistics-heavy corridors, where companies are increasingly seeking locations that allow for efficient distribution to the greater New York metropolitan area.
