Rockpoint and Urby form joint venture to develop 69-story waterfront apartment tower in Jersey City

Real estate private equity firm Rockpoint and hospitality-driven multifamily developer Urby have announced a joint venture to acquire land and construct a massive, 69-story residential skyscraper on the Jersey City Waterfront.

The high-rise, named 201 Hudson – by Urby, will bring 748 market-rate studio, one-, two-, and three-bedroom apartments to one of the region’s hottest real estate submarkets. The development marks the second phase of an ambitious three-tower multifamily master plan along the Hudson River.

In addition to the 748 luxury units, the skyscraper will feature approximately 10,000 square feet of ground-floor retail space and 102 surface parking spaces. Construction, development, and property operations will be co-managed by Urby and Rockpoint’s property services affiliate, Rockhill.

The prime waterfront location offers exceptional transit options for commuters. Future residents will have direct access to the Harborside Light Rail right outside the front door, while the Exchange Place and Grove Street PATH stations—along with the Harborside Ferry terminal—are within short walking distance, putting Manhattan just a 10-minute commute away. Drivers will also benefit from immediate proximity to Interstate 78 and the Holland Tunnel.

True to Urby’s hospitality-centric brand, the project will feature an extensive suite of luxury amenities, including:

  • A resort-style pool boasting unobstructed views of the Manhattan skyline and Hudson River
  • Tailored parlor and garden rooms
  • A state-of-the-art fitness center, a dog run, and a children’s play area
  • A panoramic roof deck and Class A architectural finishes throughout

To bring the project to life, the joint venture has assembled an elite international design team. New York-based HLW is serving as the project architect, collaborating with Concrete Amsterdam (the Dutch studio behind citizenM), award-winning interior designer Shawn Hausman, and landscape architect Bas Smets, who is concurrently spearheading the reimagined grounds of the Notre-Dame Cathedral in Paris.
