The rapid transformation of Fort Monmouth’s tech and retail corridor took another major leap forward. Walker & Dunlop announced it has arranged a $60 million bridge loan to refinance Bell Works Fort Monmouth, a newly redeveloped 276,900-square-foot mixed-use office and retail campus.
The bridge loan, provided by Hudson Bay Capital, was secured on behalf of a joint venture between Inspired by Somerset Development and H.I.G. Realty Partners, the real estate platform of H.I.G. Capital. The transaction was structured by Walker & Dunlop’s Capital Markets Institutional Advisory team, led by Dustin Stolly, Aaron Appel, Sean Reimer, Keith Kurland, Jonathan Schwartz, Adam Schwartz, Ari Hirt and Stanley Cayre.
Located at 1 Commvault Way, the campus serves as the centerpiece of the sprawling Fort Monmouth redevelopment area, positioning itself near major regional economic engines—including Netflix’s planned $1 billion production studio campus.
“Bell Works Fort Monmouth is a highly differentiated mixed-use campus that continues to demonstrate strong leasing momentum and long-term value creation,” Dustin Stolly, senior managing director of Capital Markets Institutional Advisory at Walker & Dunlop said. “The financing recognizes the strength of the asset’s cash flow today while providing flexibility to support its next phase of growth.”
A new “metroburb” for Monmouth County
Once exclusively the corporate headquarters of software firm Commvault, the Tinton Falls campus has been heavily reimagined using Inspired by Somerset’s signature “Metroburb” model—a concept designed to bring a self-contained, walkable urban core into suburban office parks.
The property combines flexible workplace environments, coworking spaces, retail, dining, and public-facing amenities. Rather than acting as a closed corporate campus, the property now functions as a regional destination. Highlighting its market appeal, the site is anchored by long-term leases with major companies, including a leaseback from Commvault and the corporate headquarters relocation of Jersey Mike’s Subs.
