JLL expands New York retail team with industry veterans Joshua Strauss and Scott Zinovoy

JLL has strengthened its New York and national retail platform with the addition of retail real estate veterans Joshua Strauss and Scott Zinovoy. Strauss joins the firm as Executive Managing Director, while Zinovoy steps in as Senior Vice President.

Working alongside Vice Chairman Patrick Smith, the pair will focus on expanding JLL’s leasing capabilities and reinforcing its leadership position in experiential retail, entertainment-driven destinations, and mixed-use properties.

Bringing nearly three decades of industry experience, Strauss previously served as President and Co-Founder of Dreamscape Retail & Entertainment, following leadership roles as an Executive Managing Director at Newmark and Principal and Executive Vice President at RKF. Throughout his career, he has advised major institutional landlords—such as Related Companies, RXR Realty, and The Howard Hughes Corporation—alongside prominent tenants including Netflix, NBCUniversal, Sony, and FedEx Office.

Zinovoy brings more than a decade of experience focused on national tenant expansion, landlord representation, and experiential concepts. Having previously collaborated with Strauss at RKF, Newmark, and Dreamscape, Zinovoy has a proven track record of guiding retail operators and institutional owners through complex leasing initiatives.

Together, Strauss and Zinovoy have advised on several high-profile entertainment and mixed-use destinations across the country, including The Seaport in New York City, Bayside Marketplace in Miami, The Arcade in Nashville, and Rio Las Vegas.
