Demonstrating the problem-solving tenacity required in today’s commercial real estate market, Livingston-based SAGE Real Estate Advisors has successfully arranged the sale of Roselle Grande, a 119-unit garden-style apartment community located at 220-250 West Sumner Ave. in Roselle Park.
The transaction was negotiated by SAGE’s brokerage team, featuring Partners and Co-Founders Steve Tragash and Greg Pine, alongside Principal Eli Herskowitz and Associate Katie Migner. The team exclusively represented the seller, Roselle Grande LLC, and procured the undisclosed buyer. Terms of the deal were not disclosed.
While the transaction marks a major milestone for the supply-constrained Union County multifamily submarket, the path to closing required heavy lifting beyond traditional brokerage services.
During the seller’s deliverables phase, the transaction hit a roadblock over an unresolved municipal permit issue. To prevent the deal from stalling, SAGE stepped in to shoulder the operational burden. Tragash and Migner spent nearly a month consulting directly with engineering firms and coordinating with the local construction department to supply the necessary documentation.
