JLL arranges sale of 1000 Jefferson, a 217-unit multifamily community in Hoboken

Highlighting enduring investor demand for transit-oriented assets in New Jersey’s gold coast, JLL Capital Markets on Thursday announced that it has successfully arranged the sale of 1000 Jefferson, a 217-unit market-rate multifamily community in Hoboken.

JLL represented the seller, Clarion Partners, in the transaction, with Invesco Real Estate acquiring the property.

Originally built in 2007 and institutionally managed for 17 years, the six-story building at 1000 Jefferson St. encompasses 93 one-bedroom, 114 two-bedroom, and 10 three-bedroom apartment homes, averaging 960 square feet. The property features a robust amenity package, including a resort-style swimming pool, a 24-hour fitness center, a rooftop deck with sweeping Manhattan skyline views, and an attached 217-space parking garage.

Strategically situated in one of the state’s most tightly held and resilient submarkets, the community boasts exceptional regional transit connectivity. Residents enjoy close proximity to the Hudson-Bergen Light Rail’s 9th Street station, PATH trains to Manhattan, local NJ Transit bus and rail lines, and area ferry services. Furthermore, the property sits steps away from Washington Street’s vibrant retail and dining corridor, and less than 10 minutes from both the Holland and Lincoln tunnels.

Beyond its current performance, 1000 Jefferson offers substantial value-add potential. Approximately 25 percent of the units remain primed for interior renovations to achieve top-tier finish levels. Current apartment interiors feature white quartz countertops, stainless steel appliances, walk-in closets, and in-unit washers and dryers, with select homes offering unique additions like balconies, skylights, and gas fireplaces.

The JLL Capital Markets Sales and Advisory team representing the seller was led by Senior Managing Directors Jose Cruz, Steve Simonelli, and Mike Oliver, alongside Senior Director Elizabeth DeVesty, Director Austin Pierce, and Senior Analyst Luke Chakonis.

“This transaction represents a rare opportunity to acquire a well-located, institutionally managed asset in a market that has proven incredibly resilient through various economic cycles,” Cruz said. “Hoboken’s combination of limited supply, strong demographics and unparalleled access to Manhattan continues to drive investor demand for quality multifamily assets like 1000 Jefferson.”
