Sitex Group expanded its portfolio with the acquisition of a 343,000-square-foot warehouse and distribution facility at 100 Middlesex Center Boulevard in South Brunswick.
Situated on approximately 40 acres, the property is located roughly two miles from Exit 8A of the New Jersey Turnpike—one of the region’s premier logistics and industrial submarkets. The site has been fully leased to a global parcel logistics company, UPS, which has occupied the building since 2016.
Designed for fleet-intensive operations
The facility features modern infrastructure built to support high-throughput logistics and transportation networks. Key site attributes include:
- Over eight acres of paved and secured parking
- An on-site fuel pump, truck maintenance garage, and vehicle wash
- Electric vehicle (EV) charging capabilities for both commercial trucks and passenger automobiles
- A 32-foot clear ceiling height, ESFR fire sprinkler system, and loading docks on all four sides
- Ample electrical capacity to support heavy operational demands
Strategically positioned near Route 130 and Interstate 195 in addition to the Turnpike, the property offers direct regional connectivity to the Port of New York and New Jersey, New York City, and dense consumer markets throughout the Northeast.
Strategic investment in a core corridor
“This is a highly functional asset in a location where large-scale industrial properties with this combination of infrastructure and connectivity are difficult to replicate,” said Brian Milberg of Sitex Group.
Blake Chroman of Sitex Group added, “We are thrilled to add this best-in-class property to our growing portfolio of logistics assets.”
The transaction was brokered by Cushman & Wakefield’s National Industrial Advisory Group team, comprising Gary Gabriel, Kyle Schmidt, Ryan Larkin, and Seth Zuidema.
