Advance Realty breaks ground on new 19,240-SQ retail phase at Bedminster Village Square

Advance Realty Investors has officially broken ground on a new 19,240-square-foot retail component at Bedminster Village Square, a mixed-use village center located at 1420 Route 206.

Pierson Commercial Real Estate LLC has been appointed as the exclusive retail leasing agent for the development, with Director Robert Mackowski leading the assignment. Delivery for the new retail space is targeted for 2027.

The retail rollout marks the latest milestone in Advance Realty Investors’ comprehensive transformation of its long-standing Route 206 campus. The property recently welcomed Freshpet, which opened its 30,000-square-foot global headquarters on-site after relocating from Secaucus—a transaction recognized as NAIOP New Jersey’s 2026 Office Deal of the Year.

Additional campus enhancements include office space renovations, expanded landscaping, and new pedestrian connections linking the development to Bedminster’s extensive hike-and-bike and open-space network.

“Bedminster Village Square is uniquely positioned to draw on the strengths of its location, established employment base and surrounding community,” Alex Cocoziello, Chief Investment Officer of Advance Realty Investors, said. “A carefully selected mix of retail, dining and services will build on those fundamentals while creating a walkable mixed-use environment that serves the people who work here as well as the broader Bedminster community.”

The retail space is spread across four buildings situated at the signalized intersection of Route 206 and Advance Drive:

  • Buildings 1 and 2: Approximately 5,770 square feet each, featuring demisable spaces and framing a central courtyard with outdoor seating.
  • Buildings 3 and 4: Approximately 3,850 square feet each, complete with adjoining patios.

All spaces are designed to accommodate food-use venting, and outdoor seating will be integrated throughout the development. Pierson Commercial is actively engaged with local and national operators, targeting breakfast, brunch, and midday food concepts, alongside medical and physical therapy, boutique fitness, wellness, and everyday service uses.

“Bedminster Village Square presents a unique opportunity to create a true retail destination within an established business and civic center,” Robert Mackowski of Pierson Commercial, said. “Our approach is to curate a complementary mix of food, wellness, medical and service uses that meet the everyday needs of employees, residents and visitors while also creating a strong sense of place.”

The project benefits from a robust local trade area. The site sits at an intersection encompassing more than 350,000 square feet of office space and over 1,000 employees, including AT&T’s 229,999-square-foot regional campus directly across Route 206 and Advance Realty’s 121,857 square feet of office buildings on-site. The location is also near Bedminster Public School, municipal buildings, the township library, and the Far Hills train station.

According to the New Jersey Department of Transportation (NJDOT), Route 206 carries 28,376 vehicles per day past the site, which offers dual access from Route 206 and rear access from Route 202. The surrounding community features strong economic demographics, with a median household income of $159,010 within three miles and $170,608 within five miles.
