16-unit, mixed-use ‘Coastal Victorian’ townhome project approved in Seaside Heights 

A 16-unit, mixed-use ‘Coastal Victorian’ townhome project was approved by the planning board of Seaside Heights last week. 

The project, designed by Jason Hanrahan of Asbury Park-based MODE Architects will be located along the full length of Ocean Terrace between Hamilton and Franklin avenues on what is currently a gravel parking lot. 

All of the units will have three bedrooms and measure between 2,000 to 2,300 square feet in area, according to Daniel Nee of Shorebeat, who has covered the story extensively. 

The units will run east-to-west, which means those on the second residential floor will have views of both the Atlantic Ocean and Barnegat Bay. Some units will also have an internal rooftop area with eastern-facing balconies, Shorebeat reported. 

Hanrahan, on his LinkedIn page, was thrilled by the decision of the board. 

“We are excited to bring this historic look back to the Jersey Shore,” he said. 

Hanrahan described it in more detail on the company page. 

“The design features ground-level retail and 16 residential units above, all housed within a Victorian-inspired structure that reimagines the character of this coastal corridor,” he wrote. “A great design feature is that each unit will offer both sunrise and sunset views, plus private rooftop access — blending timeless style with modern living.

“We’re proud to help shape the next chapter of Seaside Heights’ revitalization and grateful for the support from the planning board and community.” 

According to Shorebeat, the project was praised by the planning board, which said its structure was reminiscent of the grand hotels that once dotted the Jersey Shore in Cape May, Spring Lake and similar classic-style communities.  

The complex will include 29 internal parking spaces. 

The project is just one part of the redevelopment of the area. It will be adjacent to a 135-unit luxury hotel that will include a 270-seat restaurant and a 350-seat banquet hall – to be built by Boston-based developer William Caulder, Shorebeat reported.
