Larken Associates announced a 12,963-square-foot lease with F13 Performance at the Tilghman Square Shopping Center, bringing the 248,533-square-foot property to 100% occupancy. This deal solidifies the shopping center’s status as a key commercial hub in Lehigh County, Pennsylvania, a region that is a popular destination for New Jersey residents and businesses due to its easy accessibility.
Scott Horner, vice president, Retail Division at Colliers, and Victor Kelly, executive vice president, Commercial Division at Larken Associates, represented ownership, while Stuart Brauer, owner of The Gym Real Estate Company, represented the tenant in the transaction.
F13 Performance, a health and fitness club specializing in small-group and personalized training, expects to open its new flagship location in October. Robert Eschbach, the owner of F13 Performance, stated that the expansion reflects the company’s commitment to “bringing our unique training methodology to communities across the region.”
The Lehigh Valley’s strategic location
The Tilghman Square Shopping Center’s location at 4680 Broadway Road in South Whitehall is a major draw. It offers strong visibility and is easily accessible via Interstates 78 and 476, as well as Routes 22 and 309. This connectivity is crucial, as the Lehigh Valley is just a short drive from New Jersey. The Lehigh Valley’s eastern border is the Delaware River, and major arteries like I-78 connect the region directly to Northern and Central New Jersey, facilitating a seamless commute.
“Tilghman Square is one of the most sought-after commercial centers in Lehigh County,” Kelly said. The center’s diverse tenant roster, from local businesses to national chains, reflects the area’s appeal. Its strategic location near the New Jersey border makes it an attractive option for companies and residents who require easy access to both states.
