Cushman & Wakefield negotiated a new lease for Barnes & Noble Education, which will relocate its U.S. headquarters to 180 Park Avenue in Florham Park. The company, a leading solutions provider for the education industry, will occupy 29,127 square feet on the third floor of the Class A office building, moving from its current location in Basking Ridge in the fourth quarter of 2025.
The transaction, which involved Cushman & Wakefield representing the landlord, Vision Properties, and Savills representing BNED, highlights a “flight-to-quality” trend in New Jersey’s suburban office market. The building is now 90% leased, with only two spaces remaining.
David Milewski of Vision Properties stated that the deal reinforces 180 Park Avenue’s status as a premier asset. “Coordinating BNED’s headquarters requirement with Maersk’s early downsizing preserved occupancy, protected value, and reinforced 180 Park Avenue as a premier Class A asset,” he commented.
Brian Decillis of Cushman & Wakefield added that this notable lease with BNED continues the property’s recent success, which includes new leases with Mariner Wealth Advisors, Finazzo Cossolini O’Leary Meola & Hager LLC, and Rockefeller Capital Management.
Located within The Green at Florham Park, the building offers a wide range of amenities, including a dramatic atrium lobby, a full-service cafeteria, fitness center, and conference center. Its location provides easy access to nearby downtown areas, major highways, and a shuttle to the NJ Transit Train Station for convenient access to Manhattan.
