The dynamic ON3 mixed-use campus in Clifton, is set to expand its retail offerings with the addition of major national brands Chase and Chipotle. Prism Capital Partners, the firm behind the massive redevelopment of the former Hoffmann-La Roche headquarters, announced the new commitments today.
The new bank branch and fast-casual restaurant, which together total nearly 6,000 square feet, will front Route 3 and join the existing Starbucks, which opened in late 2024.
“Chase and Chipotle are both excellent additions at ON3, exemplifying our commitment to creating an unmatched campus experience in the region,” Edwin Cohen, principal partner at Prism said. “We continue to prioritize our role as a good neighbor, bringing in well-known brands to support the ON3 community and area residents alike.”
New infrastructure to support growth
To accommodate the growing tenant base and improve accessibility, Prism Construction Services is finalizing the construction of new ingress/egress lanes from Route 3 to the retail pad sites. The construction team is also supervising the site work for Chase and providing turnkey development services for the Chipotle building.
Chase, the consumer and commercial banking arm of JPMorgan Chase & Co., plans a 3,500-square-foot location featuring drive-through teller and ATM service. Groundbreaking is anticipated for early fall.
Chipotle Mexican Grill, the popular quick-service brand, will occupy 2,325 square feet. The location will offer both sit-down dining and drive-through convenience, with a groundbreaking expected in December.
ON3: a world-class lifestyle hub
Prism’s vision for the 116-acre ON3 campus, which spans Clifton and Nutley, is to create a world-class lifestyle hub. The complex already integrates a significant mix of uses, including office and R&D, educational, and wellness facilities.
Major occupants include the Hackensack Meridian School of Medicine and its Center for Discovery and Innovation, Hackensack Meridian Health & Wellness Center at Clifton, Eisai Inc., Quest Diagnostics, The Ralph Lauren Corporation, and Seton Hall University’s Graduate College of Nursing. The site currently boasts 1.47 million square feet of fully occupied office, R&D/lab, and retail space, with plans for over 2 million square feet of additional development.
The addition of Chase and Chipotle further solidifies ON3’s transformation into a self-contained, multi-tenant destination that serves both its corporate residents and the surrounding community.
