Accordia expands health care footprint with key leases in Montvale, Warren and Fairfield

Accordia, a Fairfield-based real estate firm, announced a series of strategic health care lease expansions and renewals, signaling robust demand for high-quality medical office space in the state’s suburban corridors.

The transactions involve three signature properties in Montvale, Warren and Fairfield, reinforcing the trend of health care providers seeking accessible, “hands-on” managed environments to support long-term patient care.

Accordia’s recent activity underscores the resilience of the health care sector, particularly in affluent trade areas within Bergen, Somerset and Essex counties.

305 West Grand Avenue (Montvale)

Located in Bergen County’s premier healthcare corridor, this property continues to be a hub for regional medical services.

  • Tenant: Hackensack Meridian Health (Division)
  • Transaction: 8,000 square feet across two leases, both featuring five-year extensions.
  • Strategic Value: Proximity to the Garden State Parkway and the New York State border makes this a critical satellite location for large health care networks.

Warren Medical Campus (Warren)

This multi-building complex remains a destination for specialized medical services in Somerset County.

  • Tenant: Metro Vein Centers
  • Transaction: 4,000 RSF lease expansion paired with a six-year extension.
  • Growth Factor: The campus is known for its professional environment and accessibility via Interstate 78.

Greenbrook Executive Center (Fairfield)

A BOMA “TOBY” Award-winning property, this center serves as a diverse professional hub.

  • Tenant: OMNI Eye Care
  • Transaction: 8,700+/- RSF five-year lease renewal.
  • Brokers: The deal involved a collaborative effort between NAI Geiss Realty Group (representing the tenant), Cushman & Wakefield, and Accordia Real Estate (representing the landlord).

According to Accordia leadership, the flight to quality is not just a corporate trend but a clinical one. Medical professionals are increasingly prioritizing buildings that offer modern infrastructure and reliable property management.

“Medical professionals continue to prioritize well-located office space that offers convenience for patients and a professional environment for their practices,” Frank Recine, principal at Accordia said. “That commitment continues to resonate with tenants who value hands-on management.”

Jason Bogart, founding principal of Accordia, added that medical providers are specifically expanding in locations that offer “strong demographics, accessibility, and well-maintained facilities.”
