Bronx last-mile hub nears completion, offering strategic ‘next-door’ logistics solution for New Jersey businesses

JLL has officially launched marketing efforts for 307 Bruckner, a newly developed 100,000-square-foot industrial facility in the Bronx. Scheduled for delivery in the third quarter of 2026, the state-of-the-art urban distribution hub is poised to become a vital asset for Garden State logistics providers, food distributors, and e-commerce companies seeking rapid, friction-free access to the outer boroughs.

Developed by the Sterling Organization, the project serves as a highly accessible extension of the North Jersey industrial market, bridging the gap between New Jersey warehouse hubs and dense New York consumer bases.

For New Jersey-based businesses looking to expand their delivery footprint without opening cost-prohibitive facilities deep within Manhattan, 307 Bruckner offers unparalleled highway geometry.

Situated less than a mile from the RFK, Willis Avenue, and Third Avenue bridges, and offering immediate access to the Bruckner and Major Deegan expressways, the facility provides an efficient, straight-line transit route to and from Northern New Jersey via the George Washington Bridge. This strategic positioning allows logistics operators to tap into a combined regional population of over 16 million consumers across the Hudson.

Designed to overcome the space constraints typical of tri-state real estate, the purpose-built facility offers a high-capacity layout ideal for regional distribution fleets:

  • The Warehouse: A 46,000-square-foot high-bay space featuring a 36-foot clear ceiling height.
  • The Fleet Deck: Approximately 46,000 square feet of covered fleet parking and storage positioned directly beneath the warehouse.
  • The Mezzanine: An 8,200-square-foot mezzanine space for office operations and administrative overhead.

The infrastructure is equipped to handle heavy-duty corporate demands, featuring four loading docks, two drive-in doors, ESFR fire protection, and 4,000 amps of power with built-in expansion capabilities.
