CBRE has facilitated the sale of a 6,277-square-foot mixed-use office and retail building
at 1575 Route 23 in Butler.
Marta Person Villa of CBRE led the marketing campaign for the seller and secured the
buyer, an individual investor, in a direct deal.
The building sits along the busy Route 23 corridor, which sees nearly 45,000 vehicles a
day, and is currently occupied by Enterprise Rent-A-Car. It includes 3,845 square feet of
retail and service space on the first floor and 2,432 square feet of office space on the
second floor.
Person Villa said the sale reflects broader demand for well-located, flexible commercial
space in the region.
“The successful sale of 1575 Route 23 demonstrates the demand for a well-located
mixed-use asset in Northern New Jersey,” she said. “The property’s visibility,
accessibility and flexible layout positioned it as an attractive opportunity for the new owner.”
The transaction, she added, underscores the appeal of well-positioned mixed-use
assets along Northern New Jersey's key commercial corridors.
