Colliers auctioning former ShopRite Site near NJ border; highlights demand for large-format retail

A former ShopRite property located just north of the New Jersey state line is headed to the auction block, offering a rare opportunity for developers and investors active in the Northern New Jersey and Hudson Valley retail corridor.

Colliers has announced it will manage the online auction of 70 Healy Boulevard, a ±55,417-square-foot retail site situated on ±6.2 acres. The auction, conducted in partnership with Ten-X, is scheduled to run from July 27 through July 29, 2026.

A key retail hub for the region

For New Jersey-based investors and retail chains, the Hudson location represents a strategic expansion point. The property is positioned within Hudson’s primary retail corridor, which serves as a major draw for shoppers traveling between the Hudson Valley and Northern New Jersey. The asset sits adjacent to a dominant shopping center featuring national tenants like Ollie’s, Planet Fitness, CVS, and Jersey Mike’s—brands that maintain a heavy footprint throughout the Garden State.

“The Hudson retail market continues to benefit from limited supply and steady demand, trends that are very familiar to those working in Northern and Central New Jersey commercial real estate,” Jacklene Chesler, vice chair at Colliers said. “70 Healy Boulevard offers a unique opportunity to acquire a well-located property with the scale and flexibility to support a variety of future uses.”

Scarcity drives opportunity

The auction comes at a time when retail vacancies in the region are hovering below 2%. With no significant new retail construction in the pipeline, large-format spaces like the former ShopRite are becoming increasingly scarce.

The site is designed to support high-volume operations—a standard common in New Jersey’s competitive retail environment. Key features include:

  • Operational Flexibility: The 55,417-square-foot floor plan can be utilized for a single large-scale tenant or subdivided for multiple users.
  • High-Volume Infrastructure: The building is primed for a variety of uses, including big-box retail, grocery, fitness, medical, or service-oriented tenants.
  • Capacity: The site includes 225 surface parking spaces, providing the high-density parking ratio often required by New Jersey retailers.

Auction logistics

The offering is being managed by a Colliers team including Vice Chair Jacklene Chesler, Senior Vice President Patrick Norris, and Transaction Manager Brittany Leventoff. The online auction will take place on the Ten-X platform. Prospective buyers can access detailed property information and register for the auction at the official listing on LoopNet.
