Cushman & Wakefield arranges $4.75M sale of East Windsor industrial and lab property

Cushman & Wakefield announced the successful $4.75 million investment sale of 55 Lake Drive, a 27,992-square-foot industrial and laboratory facility located in East Windsor.

The property, situated on a 2.47-acre parcel, was sold vacant by the seller, Novonesis, to an undisclosed buyer. The Cushman & Wakefield team representing both parties in the transaction included Dan Bottiglieri, Deb Boucher, Jordan Sobel, Andrew Schwartz, Andre Balthazard, Mike Dean and Kate Boyle.

Originally constructed in 1974 and significantly renovated in 2013, the building is specifically outfitted to accommodate manufacturing, research, and industrial operations. Its layout includes a mix of laboratory space, warehouse areas, office suites, and cold storage, along with a dock-high loading door and 81 parking spaces.

Beyond its current infrastructure, the site offers significant long-term potential. “55 Lake Drive stood out because it combines existing laboratory infrastructure, expansion potential and exceptional regional connectivity, making it a compelling opportunity for both investors and owner-occupiers,” Bottiglieri said. The property includes enough land to support a future expansion of approximately 12,000 square feet.

The site’s proximity to major regional infrastructure is a key driver of its value. Located less than one mile from Exit 8 of the New Jersey Turnpike, the property offers direct access to:

  • New York City and Philadelphia
  • Major Transportation Hubs: Port Newark/Elizabeth, Newark Liberty International Airport, and Philadelphia International Airport.
