David Nicholas Building & Property Maintenance secures financing and launches coastal property insurance brokerage

David Nicholas Building & Property Maintenance (Nicholas), a Margate-based luxury residential property manager and portfolio company of Keystone Equity Partners, announced a major strategic expansion. The firm has closed a seven-figure revolving credit facility with Live Oak Bank and launched an in-house coastal property insurance brokerage in partnership with ECBM.

The developments position the South Jersey company as the nation’s first fully integrated, end-to-end luxury residential real estate asset manager.

The seven-figure credit facility secured from Live Oak Bank will provide Nicholas and Keystone’s Shoreline Platform with significant capital flexibility. The funding is designed to accelerate both organic expansion and targeted acquisitions within a fragmented market.

With its customer base scaling rapidly—pacing a 50% year-over-year increase—Nicholas now oversees a luxury home portfolio valued in excess of $650 million across the Jersey Shore.

To address mounting challenges in the coastal insurance market—such as soaring premiums, coverage gaps, and non-renewals—Nicholas has partnered with ECBM, a top 10 Philadelphia region insurance broker, to launch a dedicated property insurance brokerage.

Because high-net-worth individuals (HNWIs) typically hold over 30% of their wealth in real estate, the new joint venture aims to bridge a critical coordination gap. By combining proactive property maintenance, risk mitigation, and carrier advocacy, the initiative seeks to lower insurance costs across the $650 million portfolio.
