Hadson Realty secures 165K-SF of new leasing at 2 Park Ave. in Manhattan’s Midtown South submarket

JLL recently announced that Hadson Realty—the real estate division of fashion powerhouse Haddad Brands—has completed five new lease transactions totaling 165,361 square feet at its flagship office tower, 2 Park Ave.

The wave of leasing activity underscores the strong demand for high-quality Class A office space in Manhattan’s competitive Midtown South submarket, where leasing activity saw a year-over-year surge of nearly 45% in 2025.

The 1.2-million-square-foot, 29-story property is welcoming a group of high-growth firms across the technology, health care, and education sectors:

  • Via Transportation, Inc.: The transit tech firm leased 55,066 square feet across the 25th and 26th floors.
  • Cadent: The AI-powered advertising company leased the 50,017-square-foot ninth floor as part of a strategic consolidation and expansion.
  • Charlie Health: The virtual behavioral healthcare provider leased 28,424 square feet on the 21st floor.
  • The City University of New York (CUNY): The university leased 21,621 square feet on the 12th floor for business operations.
  • Oxford Economics: The global advisory firm secured 10,233 square feet on the 12th floor.

These tenants join a premier roster already anchored by Haddad Brands, which maintains its 250,000-square-foot corporate headquarters within the building, alongside other major tenants like Herrick Feinstein LLP and AECOM.

Hadson Realty’s commitment to 2 Park Ave. has included a design-forward capital improvement program focused on elevating the workplace environment. Upgrades include a reimagined lobby, enhanced aesthetics, and a suite of modern amenities designed to draw employees back to the office, such as a wraparound outdoor terrace, a conference center for up to 250 people, a fitness center, and a tenant lounge.
