Hoboken Urby tops out construction at 250 Observer Highway

Urby has officially topped out construction on Hoboken Urby, a landmark 16-story residential development located at 250 Observer Highway. Scheduled to welcome its first residents in summer 2027, the project brings Urby’s signature community-driven urban living model to downtown Hoboken.

Designed to blend high-end architecture with vibrant social spaces, the building will house 345 apartments—ranging from studios to three-bedroom residences—alongside a massive 16,000-square-foot gym and over 20,000 square feet of commercial and retail space.

Hoboken Urby features architectural design by BKSK Architects, rich interior design by Shawn Hausman Design, and landscape architecture by internationally acclaimed designer Bas Smets, whose recent high-profile projects include the landscape design of the Notre-Dame Cathedral in Paris.

At the center of the community is a lush fourth-floor courtyard crafted by Smets. Featuring towering bamboo, an outdoor sauna, a cold plunge, sunbeds, and grill stations, the space centers around a dramatic firepit pavilion designed as a year-round gathering spot.

Inside, Shawn Hausman’s aesthetic brings warmth and texture to the apartments, showcasing two-tone white oak and cream cabinetry, waterfall countertops, and open shelving. Bathrooms feature terrazzo flooring, white oak vanities, and rich color-tiled walls. East- and west-facing homes capture stunning views of Jersey City and Manhattan, with private terraces included on select larger units.

“Topping out is an exciting moment for Hoboken Urby,” David Barry, founder and CEO of Urby said. “Hoboken has always felt like a natural home for us. Ever since building the W Hotel here almost twenty years ago, we’ve known the specialness of this community and are looking forward to bringing our unique approach to urban living here and contribute to Hoboken’s ongoing growth.”

Strategically situated just blocks from the Hoboken Terminal, residents will enjoy seamless transit connectivity via PATH trains, NJ TRANSIT rail and bus services, NY Waterway ferries, and the Hudson-Bergen Light Rail, alongside immediate access to downtown Hoboken’s dining, retail, parks, and waterfront.
