The Metz Industrial Group (MIG) of Bussel Realty Corp. (BRC) on Monday announced the successful leasing of a 1.6-acre industrial outdoor storage (IOS) property located at 869–871 Julia Street in Elizabeth. MIG represented the tenant, Northeastern Lumber Building Supply, in the transaction.
The site features a 4,225-square-foot maintenance facility and is positioned to support Northeastern Lumber Building Supply’s operational growth within the competitive Northern New Jersey market. The landlord, Elberon Development Group, was represented in-house.
The transaction highlights the ongoing strength and resilience of the industrial outdoor storage sector, particularly for smaller infill locations.
“Well-located industrial outdoor storage (IOS) properties continue to be among the most durable and sought-after asset classes in today’s industrial market,” Jordan Metz, principal of the Metz Industrial Group said. “The highest demand continues to center around 1- to 3-acre IOS sites in core infill locations like the Port Newark/Elizabeth market.”
Metz added that companies increasingly rely on these 1- to 2-acre sites across multiple markets to efficiently service broad geographic customer bases, making this specific size category exceptionally competitive.
The lease is the result of a consultative approach by MIG, which analyzed more than a dozen IOS opportunities across multiple Northern New Jersey submarkets before selecting the Julia Street location. MIG pre-leased the property on behalf of Elberon Development Group, securing a prominent tenant for Elberon’s long-term industrial portfolio and continuing a 20-year collaborative relationship between the two real estate entities.
