Resource Realty of Northern New Jersey (RRNNJ) has announced the successful completion of two strategic industrial transactions in Morris County, totaling nearly 20,000 square feet. The deals, located in Flanders and Randolph, highlight the continued migration of businesses toward the “Golden Triangle”—the high-access region defined by Interstates 80 and 287, and Routes 10 and 46.
In the larger of the two transactions, RRNNJ Principals Brian Wilson and Scott Peck brokered a 17,000-square-foot lease at 1 Goldmine Rd. in Flanders. The firm represented both the landlord and the incoming tenant, Powersoft.
Powersoft, a global leader in professional audio technology known for powering massive venues like the Las Vegas Sphere, will utilize the two-unit space to support its North American technical operations and logistics. The facility’s proximity to major freight arteries was a deciding factor for the Italian-based company.
Reflecting the diverse needs of the Morris County market, Brian Wilson also orchestrated a 2,500-square-foot lease renewal for TLC, a local lawn services provider, at 7 Middlebury Rd. in Randolph. By representing both the owner and tenant, RRNNJ ensured the service business maintained its foothold near its primary residential customer base.
“Whether it is a global tech firm or a staple local service provider, the demand for well-maintained, accessible space remains urgent,” Wilson said. “Our role is to bridge the gap between these diverse business needs and the evolving landscape of the I-80 corridor.”
These transactions underscore a growing trend in Northern New Jersey: while “big-box” logistics dominates headlines, the “flex-industrial” sector remains the region’s economic backbone.
As vacancy rates in port-adjacent zones remain historically tight, Morris County has emerged as a primary destination for companies seeking a balance of affordability and regional accessibility.
