Marcus & Millichap facilitates $3.47M sale of Hoboken mixed-use asset

The momentum along Hoboken’s premier retail corridor continues to build as Marcus & Millichap announced the $3,470,000 sale of a mixed-use property located at 312 Washington St.

The transaction highlights a period of intense activity for the brokerage firm, marking its third successful closing on Washington Street within the last 60 days.

The four-story building, originally constructed in 1920, offers a blend of commercial and residential potential:

  • Total Size: 3,550 square feet

  • Composition: One ground-floor retail space and two residential apartments

  • Occupancy: Delivered fully vacant

  • Zoning: C-2

Situated in the heart of Hoboken’s main commercial artery, the property is within walking distance of the Hoboken PATH Station, offering commuters a direct link to Manhattan.

The deal was spearheaded by Devin Perez, Alan Cafiero and Brent Hyldahl, investment specialists in Marcus & Millichap’s New Jersey office, who represented the private seller.

“Investor demand remains strong for well-positioned mixed-use properties along this premier retail corridor,” Perez, associate director of investments, said.  “This demand is supported by Hoboken’s underlying fundamentals and long-term retail outlook.”
