NAI James E. Hanson facilitates sale of Teterboro industrial flex property to Logistics Group

NAI James E. Hanson, New Jersey’s leading independent commercial real estate firm, on Tuesday announced the successful sale of a 14,664-square-foot industrial flex building at 50 Hollister Road in Teterboro.

The transaction, finalized on Feb. 17 involved the transfer of the property from the seller, 50 Hollister LLC, to the buyer, S Platform Logistics LLC (S-Platform). NAI Hanson’s Andrew Somple, John J. Schilp, and Jessica Curry, represented the seller in the deal.

The property sits on 0.57 acres in the heart of Teterboro’s industrial hub. Classified as an industrial flex space, the building is specifically designed to accommodate businesses that need both warehouse scale and administrative office space under one roof.

Key Technical Specs of 50 Hollister Road:

  • Zoning: Light Industrial (LH), allowing for manufacturing, distribution, or retail showroom use.
  • Vertical Space: 17’ clear ceiling heights.
  • Logistics: Two tailgate loading docks and 25 surface parking spaces.
  • Safety: Equipped with a fully monitored wet sprinkler system.

Teterboro continues to be one of the most sought-after submarkets in the tri-state area due to its unmatched connectivity. The property is located just 10 miles from the Lincoln Tunnel, making it a strategic site for logistics firms serving the New York City market.

“Industrial assets that offer strong infrastructure, efficient layouts, and proximity to major transportation hubs continue to attract significant interest,” Jessica Curry, associate at NAI James E. Hanson said. “50 Hollister Road’s functionality and location made it an attractive opportunity in a highly competitive submarket.”

The site offers immediate access to a dense network of transit routes, including:

  • Highways: Routes 46 and 17, Interstate 80, and the New Jersey Turnpike.
  • Air: Direct proximity to Teterboro Airport.
  • Public Transit: Served by NJ Transit bus and rail lines, including the 161, 164, and 165 bus routes to Port Authority.

As the New Jersey industrial market enters 2026, experts note a “flight to quality” among buyers. While some larger-scale warehouse developments have slowed, smaller-bay “flex” properties in prime Bergen County locations remain in high demand due to limited supply.

“Well-located industrial properties in Teterboro remain in limited supply,” Senior Vice President Somple said. “This transaction reflects continued demand from buyers seeking flexibility, access, and long-term value.”
