The Metz Industrial Group (MIG) of Bussel Realty Corp. (BRC) announced Tuesday the closing of four significant transactions in Linden and Kearny, totaling over 47,500 square feet of warehouse space and an acre of industrial outdoor storage (IOS).
The flurry of activity underscores the relentless demand for “small-bay” industrial space and storage land near Port Newark/Elizabeth and Newark Liberty International Airport—areas currently ranked among the most supply-constrained in the nation.
In Linden, the MIG team—led by Principal Jordan Metz, Senior Associate Benito Abbate and Sales Associate James Friel—represented CHS Development in a 20,000-square-foot lease at 2500 Brunswick Avenue (Building B). The space was taken by Weida Freight Systems, an international logistics firm.
Additionally, the team secured a one-acre IOS lease at 1600 Lower Road for Alpha Cargo Transport, representing the landlord, 1600 Lower Road Associates.
Further north in Kearny, MIG represented RHS Hope LLC in leasing two units at 76–104 Third Avenue. The new tenants include:
- PuroClean of Newark: 20,000 square feet for property restoration operations.
- Festive Planet: 7,500 square feet for specialty distribution of seasonal décor.
“Access to port infrastructure, major highways, and dense population centers is no longer optional but critical,” Jordan Metz said. “Tenants are moving decisively when well-located product hits the market, particularly in the small-bay and IOS sectors where availability remains limited.”
